These 6 HVAC Upgrades Can Boost Home Equity in Surprise, AZ

When it’s time for HVAC upgrades, you want to make choices that will pay off in the long run by increasing the value of your home. How do you know which HVAC upgrades are worth it? Here are six HVAC upgrades that can boost home equity in Surprise, AZ:

Central Air

Many home buyers consider central air a basic amenity, so if you only use a window unit, you need to upgrade to central air. You will have to put down a significant investment depending on the size of your property and the HVAC system you choose, but it can be worth it in the long run. The investment can increase the value of your home by up to 10%.

Improved Air Quality

People want the air in their new home to be safe to breathe. Unfortunately, many houses have surprisingly poor air quality that may come out during the home inspection. You can take measures to improve the air quality in your home with the following tips:

  • No smoking inside.
  • Buy an air purifier.
  • Clean the house often.
  • Avoid chemicals.
  • Open windows.
  • Change the HVAC filters.

Take action well before you put your house on the market to allow time to see results.

Energy-Efficient HVAC System

Many buyers want a home whose previous owners made an effort to lower its carbon footprint. One of the biggest culprits is the HVAC system, so it’s important to install one with a high SEER rating.

A SEER rating indicates how efficiently a particular HVAC system runs. The higher the rating, the more efficient the air conditioner. All units will have the SEER rating printed clearly on the label.

A highly efficient HVAC system won’t run quite as much, meaning it’ll use less electricity. This means lower utility bills for you and less pollution going into the environment. Your HVAC system will also last longer, meaning you won’t have to buy a new one as soon as you might have you expected.

It’s only in your best interest to get a new HVAC system if your current one is nearing the end of its life expectancy. Don’t spend the money for an HVAC system if you have one that’s only a couple of years old and works well.

Updated Air Ducts

The air ducts act as the lungs of your home, transporting the temperature-controlled air to each nook and cranny of your house. Blocked or damaged ducts will affect the air flow and the comfort level of your home.

Talk to your HVAC contractor to learn whether you need to clean and/or repair your current ducts or install brand new ducts in your home. You can also look into ductless systems that eliminate the need for ducts entirely.

Windows, Roof and Insulation

It’s not all about the HVAC unit when talking about HVAC upgrades. You also need to consider how well insulated your home is, taking special interest in the windows, roof and insulation.

Look for windows and doors with a tight seal and thick glass. Many of the windows will have a SEER rating or EnergyStar sticker that will tell you the manufacturer aims to increase efficiency.

You want to check your roof every year and get any necessary repairs. When it’s time to replace the roof, pick something with a high-efficiency rating. Direct Energy says that some of the most efficient roofing materials are:

  • Metal.
  • Solar panels.
  • Tile.

Smart Thermostat

A smart thermostat gives you the opportunity to control your HVAC system from an app on your smartphone. This will keep the HVAC system on a set schedule without you having to change it manually, increasing efficiency and reducing utility costs.
